Vertical Property provides the following services:
- Assisting the Client with ensuring that the Lessee’s fit out and all building works (both Lessor and Lessee) are completed on time;
- Administration of the lease;
- Invoicing the Lessee regularly as per the lease;
- Receipting rent monies into the Vertical Property trust account;
- Payment of all Lessor property related costs such as Council Rates, Water Rates, Strata Levies, etc (at the Client’s direction);
- Tracking the outgoings on the property;
- Facilitating repairs and maintenance on behalf of the Client (where applicable);
- Holding meetings with the Lessee on a regular basis with a view to reinforcing a positive Lessor/Lessee relationship;
- Reporting all pertinent issues to the Client where and when appropriate;
- Attending meetings with the Client;
- Assisting the Client with requirements of insurances (at the Clients direction);
- Providing all other services set out in the Management Agency Agreement;
- Providing the Client with regular payments and statements;
- Providing an annual Income and Expenditure report to the client for taxation purposes summarising all of the year’s transactions;
- Attend to all maintenance issues;
- Assuming responsibility for all aspects of day-to-day Management;
- Providing peace of mind and assurance to the Client that the property is being managed effectively and efficiently.
